What Most Singapore Developers Get Wrong
They model today’s skyline and sign a twenty-year contract.
A yield study built on the buildings currently standing is accurate on the day it is produced. Over a PPA term, a neighbouring plot gets redeveloped, a new tower goes up, and a share of the array that was clear is now shaded through part of the day. The revenue model does not adjust. The developer absorbs it.
Testing the shading case against plausible future construction is not standard practice and it should be. It costs an afternoon of modelling and it prices a risk that is otherwise carried invisibly for two decades.
The second mistake is using a beam-only shading model under a tropical sky. Neighbouring towers permanently remove part of the sky dome, and in a high-diffuse climate that loss runs all day rather than only when a shadow falls. Tools configured around direct-beam blocking understate it.
